 Leases do not always mean what they appear to say - just something simple like the duration of a lease can mean something entirely different depending upon whether the security of tenure provisions under the Landlord and Tenant Act 1954 apply.

Sometimes  landlords and tenants  do not fully appreciate the consequences of a lease they have signed - until  the lease is about to come to an end. Sometimes what can appear to be a simple variation to a lease can have unintended consequences.   We have known Landlords who have dealt with "a simple variation", only to discover later that their guarantors had been released from all liablility under their tenant's lease or  a variation has resulted in  a surrender and regrant of a lease, which has meant a landlord has a completely different lease to that anticipated.
